HVAC Check

The blue rectangle denotes the need for regular maintenance. As part of regular maintenance all vegetation should be maintained a minimum of 24 inches away from the HVAC condenser units as it places an increased work load on the unit and can degrade the unit, leading to a shortened life span for the unit and decreased HVAC/energy efficiency and higher utility costs

Patio Check

The green arrows delineate a minor crack in the patio. It is recommended that this crack be monitored over time, if severity increases to greater than 1 inch in width or 1 inch in height differential from one side to the other, a safety hazard has developed and further evaluation and remediation is recommended by a qualified concrete contractor

Soffit & Fascia

In the yellow rectangle minor rot of the soffit and fascia is noted. To prevent further degradation of the wood material in this area we recommend remediation by a qualified carpenter or qualified handyman and then proper sealing from moisture intrusion with silicone/caulk and a quality exterior paint.

Safety Hazard

The red square points out a safety hazard, in the attic there is an open junction box which could result in shock or fire. We recommend the box be properly enclosed by a qualified electrician or qualified handyman to protect the wiring connections.

Vegetation

The area highlighted in blue in the photo points out the need for regular maintenance. All vegetation should be maintained a minimum of 12 inches away from the exterior of the building envelope to prevent the deterioration of the construction material. All construction materials are deteriorated over time by moisture and plants hold moisture against building materials.
